Important Notice
All residents must comply with Nakia House program terms, house conduct standards, payment obligations, and property protection rules. Violation of core safety rules, including tampering with surveillance systems or thermostat controls, results in immediate termination of residency or tenancy.
House Conduct
✓ Respectful Behavior
All residents are required to treat fellow residents, staff, management, approved visitors, and any authorized personnel with dignity and respect at all times. Respectful conduct is not optional. It is a core requirement of residency.
✓ No Violence or Threats
Physical altercations, attempted violence, fighting, aggressive posturing, verbal threats, intimidation, destruction of property, or any conduct that creates fear or danger is strictly prohibited. Violations involving violence or threats result in immediate termination of residency or tenancy.
✓ No Illegal Activity
Illegal activity of any kind is prohibited on or near the premises. This includes possession, use, sale, distribution, or facilitation of illegal drugs, stolen goods, weapons in violation of applicable law, or any criminal conduct connected to the property. Any illegal activity is grounds for immediate removal and may be referred to law enforcement when appropriate.
✓ Substance-Free Standards
Illegal drugs and prohibited substances are not allowed anywhere on the property at any time. Alcohol use is restricted and must never create disruption, safety concerns, conflict, or violation of program terms. Any conduct involving unlawful substances, misuse of substances, or substance-related disturbance is treated as a serious violation.
Cleanliness
✓ Personal Space Upkeep
Each resident is responsible for maintaining their assigned bed space, room area, and personal living space in a clean, organized, and sanitary condition at all times. Personal areas must remain free from trash, clutter, hazards, strong odors, pest-attracting conditions, and unsafe storage.
✓ Shared Space Responsibility
All shared spaces, including kitchens, bathrooms, living rooms, hallways, laundry spaces, and other common areas, must be cleaned immediately after use. Residents may not leave dishes, food, trash, spills, personal items, or clutter in common areas. Shared living requires immediate cleanup and active respect for others.
✓ Trash Disposal
Trash must be placed in designated bins and removed according to the posted or designated disposal schedule. Trash may not be left in bedrooms beyond a reasonable period, and it may never be left in hallways, bathrooms, kitchens, or other common areas. Improper trash disposal creates sanitation risks and is not permitted.
✓ Routine Inspections
Management reserves the right to conduct routine cleanliness and compliance inspections with 24-hour notice, except in cases involving emergencies or urgent safety concerns. Repeated cleanliness violations may result in warnings, corrective action, fees where permitted, or termination depending on severity and frequency.
Guest Policy
✓ Prior Approval Required
Guests are not permitted on the property without prior approval from management. Residents may not invite, admit, or allow unauthorized persons onto the premises. This rule exists to protect the safety and order of the residence.
✓ Visiting Hours
Approved guests may visit only during management-approved visiting hours. If the current operating policy uses visiting hours, those visits are limited to 10:00 AM through 8:00 PM only. No overnight guests are allowed under any circumstances.
✓ Guest Location Limits
Approved guests must remain only in designated common areas unless otherwise specifically authorized by management. Guests are never allowed in another resident’s space and must not interfere with the operation of the home.
✓ Resident Responsibility for Guests
The resident is fully responsible for the conduct of any approved guest. Any damage, disruption, policy violation, safety concern, or misconduct caused by a guest is treated as the responsibility of the sponsoring resident.
✓ No Subletting or Bed Sharing
Residents may not sublet, loan, transfer, assign, or share their assigned bed space or room area with any other person. Bed assignments are non-transferable and remain under the sole control of management.
Quiet Hours
✓ Designated Quiet Hours
Quiet hours are enforced daily from 10:00 PM to 7:00 AM. During this time, all noise must be kept at a minimal level to protect the rest and privacy of all residents.
✓ Noise Control
Loud music, raised voices, television noise, device volume, disruptive conversations, door slamming, or any excessive sound is prohibited during quiet hours and discouraged at all times. Headphones should be used when listening to music or other audio after 9:00 PM.
✓ Phone Use During Quiet Hours
Phone calls during quiet hours must be taken outside shared sleeping areas or in a manner that does not disturb other residents. Residents are expected to be mindful of the fact that others are trying to sleep.
✓ Quiet Hour Violations
Repeated violations of quiet hours may result in formal warnings and corrective action. Ongoing noncompliance may result in termination of residency or tenancy.
Payment Terms
✓ Rent Due Date
Rent is due on the 1st day of each month unless a separate approved arrangement is made directly with management or an approved payer. A grace period of 3 days applies. Any payment received after the 4th day of the month is considered late.
✓ Late Fee Policy
Late fees apply to payments received after the grace period, where permitted under the agreed payment terms. Repeated late payments may trigger review of residency status and may be treated as noncompliance with program standards.
✓ Accepted Payment Methods
Payments may be accepted by money order, electronic transfer, or other management-approved methods. If cash is accepted in any situation, it must be documented with a written receipt. Payment policies may be coordinated directly with social workers, case managers, veterans’ services, agencies, or other authorized payers depending on the resident’s arrangement.
✓ Non-Payment Consequences
Failure to pay rent or approved housing charges for 7 or more days after the due date may result in formal notice and the initiation of appropriate enforcement or eviction procedures in accordance with applicable Massachusetts law.
✓ Important Payment Note
Public-facing brochures, website content, and outreach materials may omit specific pricing while payment arrangements are being coordinated directly with veterans’ services, case managers, parole contacts, social workers, agencies, or responsible parties. Final payment terms are established before placement.

Compliance Requirements
✓ House Rules Agreement
All residents must sign and acknowledge receipt of the house rules before move-in. A resident’s claim of not knowing the rules does not excuse noncompliance.
✓ Check-In and Extended Absence
Residents must notify management of any extended absence exceeding 48 hours. Unauthorized extended absence may result in forfeiture or review of the assigned bed space, depending on the housing arrangement and management determination.
✓ Management Cooperation
Residents must cooperate fully with management during inspections, incident reviews, policy enforcement, safety reviews, and all compliance-related matters. Refusal to cooperate with a legitimate management process is grounds for corrective action and may result in removal.
✓ Violation Enforcement
Management reserves the right to issue verbal warnings, written warnings, fees where permitted, behavioral correction plans, temporary restrictions, or immediate termination depending on the nature, severity, and frequency of the violation. Serious safety-related violations may result in immediate action without progressive warnings.
Surveillance Cameras and Thermostat Policy
✓ Zero-Tolerance Matter
This policy is a primary enforcement concern and is treated as a zero-tolerance matter.
✓ Security and Building Controls
Security cameras located in common or approved monitoring areas are installed to support safety, incident review, property security, and operational oversight. Thermostat settings are controlled by management to maintain safe and consistent building conditions.
✓ Prohibited Actions
Residents may not touch, move, disconnect, block, cover, damage, interfere with, rewire, disable, tamper with, or otherwise alter surveillance equipment, thermostat controls, or related systems. This includes physical tampering, attempts to obstruct camera view, unplugging equipment, changing system settings without authorization, or directing others to do so.
✓ Immediate Termination
Any tampering with surveillance cameras, monitoring systems, thermostat controls, or safety-related property systems results in immediate termination of residency or tenancy. This rule is material to the safety of the house and is non-negotiable.
